All bookings are confirmed when the deposit is paid and acknowledged.
In the event of cancelling a booking, Notice by e-mail will be accepted or in writing. Please ensure that you get an acknowledgement for any electronic communications or use registered post, to ensure it is recieved.

Cancellations must be made giving 14 days notice or more - refund 100% of deposit returned
Cancellations 5 -13 days - refund 50% of deposit returned.
Cancellations - no notice or less than 4 days will be at the discretion of the proprietor. Generally no refund can be made.
Rooms will be ready for arrivals from 12md.
Guests are required to vacate rooms after breakfast on day of departure.
We promise to to what we can to make your stay with us as enjoyable as possible, we would like to think that you will wish to return to Orkney and stay with us again.
